This is a hidden gem in Boston, the pub is welcoming and friendly, the staff are just lovely, and the service is perfection! I stayed for 2 nights (Saturday and Sunday) and had the best night's sleep I've had in years! I had a single ensuite room, which was immaculately clean and had 2 fans provided which enabled me to enjoy a fantastic night's sleep despite the heatwave. A tassimo coffee machine with pods was provided, with an additional kettle for making cups of tea, and a cheeky packet of biscuits which were very much appreciated and enjoyed! The shower is marvellous, high powered and refreshing. If I'm honest, the only reason I dragged myself out of the cosy bed, was to enjoy the shower! As a single female, it can often be intimidating to venture into an unfamiliar pub on my own, but this is definitely not the case here - I enjoyed a couple of drinks whilst watching the football on Sunday afternoon, and felt welcome and very comfortable. The regulars were friendly and accepting, and the atmosphere was warm and inviting. There is a little noise from the pub downstairs, but it's more of a background noise that you hear very occasionally. There's no noisy kicking out time, in fact I slept through both nights without hearing a thing. I genuinely felt like I'd had a relaxing holiday after my weekend here, despite going to work both days. I'll definitely be staying there again, it was such a wonderful way to recharge the batteries and escape from the stress of day-to-day life. I had an incredible view from my window too, overlooking the stunning Maude Foster windmill. It made me smile every time I looked out my window! As for value for money, The Kings Arms would score 100/10, you can't get a better, cleaner and friendlier stay. Paddy and his team are absolutely brilliant, I look forward to seeing them again soon!

Located just 6-8 mins walk from the centre of Boston, this is well-placed for anyone visiting, with the bonus of having a good-sized carpark. There is the added bonus of a view of the Maud Foster Windmill (one of the largest still operating in England) at the front. My single room was spacious, with a good-sized ensuite shower room - and, at last, a sink that was big and useful. The room was spotless with the added amenity of a coffee pod machine as well as the usual kettle etc, an armchair and a decent sized wall-mounted TV . The first thing that struck me was the friendliness of the staff: chatty & energetic Tracey, who greeted me on arrival and who is also the marvel behind the cleaning, with a wealth of experience in hospitality; Nick, who was the engaging barman in the evening, who clearly cares about the guests; and the boss, Paddy, who was the wizard behind the traditional full English breakfast, which included the illusive fried bread I remember from times gone by (you're away, so indulge yourself!). Paddy is a nice, chatty man, but is also un-intrusive enough to let you get on with breakfast between chats. I might also mention the punters who were most helpful in giving me tips and importantly, walking directions to the hospital which I was visiting. I couldn't have stayed in a friendlier environment. It is probably a Georgian building, so expect that the windows have secondary glazing due to regulations. It did not cause me any issues with the little noise coming from passing commuter traffic in the morning. This pales into insignificance when you consider the location, the view, the staff and the proximity to the town. I would definitely stay here again - and not just for the hearty breakfast!!

Absolutely everything! Paddy and staff were so welcoming and friendly. Yes the pub and rooms are dated but that’s what really made it for us! The room was big and the bed so spacious and comfortable. It was our first time away with our cocker spaniel puppy and he was welcomed with open arms and the beer garden was nice and secure that we could let him run around.. The shower was lovely and powerful and hot. Good yea and coffee making facilities, big TV, fabulous view out to the river and Mill. We will be definitely staying here again for sure and look forward to our next stay at this lively, lovely pub. Such a hidden gem

Paddy the Landlord was accomodating and attentive and made us feel so welcome. 1st class breakfast in the morning. My husband said the Bateman's bitter was a good pint in the bar the locals made us feel at home. The room was spotless, the bed so comfortable there was nothing to fault or dislike. Massive thank you to the cleaning lady who also made us feel so welcome and went above and beyond for us during our stay. We would definitely recommend this accomodation and wouldn't hesitate to stay here again should we visit Boston in the future. Thank you to Paddy and Staff.

Fantastic warm welcome by Emily. Room really was lovely, shower fantastic BIG towels. Room was warm but not too hot, bar was welcoming, beer great, local town 5 minutes walk away. Breakfast was top notch, everything was cooked to perfection, tasty with an additional choice of cereal and toast. Just the most perfect stay, slept like a log, perfect location for us for our weekend visit to family. thank you to everyone including the local folks who made us feel welcome.
